Always ask to see original documents, verify them with the relevant authority or housing society, and obtain independent legal guidance if anything is unclear.

Essential documents

Make sure the seller has clean title and that the transfer can take place through official channels.

  • Fard (Record of Rights) or Society Allotment / Transfer Letter
  • Aks Shajra (Map piece showing exact plot location and dimensions)
  • Non-Encumbrance Certificate (confirming no existing charges or mortgages)
  • NOC from the relevant authority or housing society office
  • Clear demarcation confirmation on the ground

Match paperwork to ground reality

Confirm that the plot number, street width and corner features mentioned in the papers match the physical plot on site. Never rely solely on a map.
